After the negotiations and inspections are complete, it will soon be time to move into your new home. There is only one more thing to accomplish in your home buying journey before reaching the closing table; the final walk-through.

The final walk-through is your chance to ensure everything is in order and that your new home is ready for you. It allows you and your real estate agent to go through the house room by room.

So before you hand over your money at closing, call the expert at True Blue Home Inspections for a final walk-through to discuss discovered issues. My final walk-through inspection will benefit those homeowners who may have questions about defects they may find during the final walk-through tour. They can have my informed opinion about any serious issues they may discover. This may be very useful for properties that were heavily furnished during the initial inspection and may now reveal ‘hidden’ defects once the furnishings have been removed.

To avail of my final walk-through inspection services, you will need to schedule your final walk-through with me so I can prepare for your call. Although I strictly don’t answer phone calls during an inspection as I want to be focused on the details of the house tour. But if a client has an emergency and needs my input on any discovered problems, I can make myself available on the phone for a few minutes. Clients can send me photos of the surface defects or go to a video call so they can demonstrate the problem if it is a performance issue with an appliance. There is no cost to this service. It is part of my commitment to my clients. It is part of being ‘True Blue’!

Usually, I charge a nominal fee for walk-throughs and accompany buyers as they inspect the property. I typically bring the summary of the initial report to reference as I re-visit the defects found at that time. This is especially important if serious repairs were needed and/or large areas or components were not accessible during the first inspection. If new defects are discovered, I will be willing to update the report to reflect these discoveries so my clients can continue negotiations with the seller.
