At True Blue, we visually inspect the property in great detail in all accessible areas from the roof to the foundation including the utility systems and appliances. For condominiums, this also includes any common areas and systems that are accessible. For as long as you own this property, we provide you with free telephone consultation and advice.

Home Buyer Inspection

Our purpose is to provide the home buyer with information concerning any major and/or collection of minor problems with the house and its systems so they can make a more informed decision about its purchase and price.

Home Seller Inspection

Our purpose is to inform the seller of any major and/or collection of minor problems with the house and its systems, so they may anticipate a similar list from their prospective buyer's inspector. In this way, they can make repairs or improvements as they see fit, adjust the price or feel secure in their position about the condition of the home and its price. After repairs are complete, we can make the updated report available in print and digital formats for interested buyers.

Energy Audits

We offer a variety of levels of energy consulting depending on your needs. All of our inspections use an infrared thermal camera to check for significant air leakage and a CO monitor for harmful gas levels.

  • We can provide the BPI Protocol audit if you plan for large renovations and/or government subsidies. We employ our complete set of diagnostic tools.
  • Our True Blue Standard Audit provides a detailed list of upgrades, blower door testing, and a complete cost/savings analysis.
  • The Home Tune-Up Audit provides a list of upgrades/repairs with some cost/savings analysis.
  • The Energy Triage is a quick tour of your home for a general overview of your energy situation, or to examine a specific system or problem location.

Mold, Allergen, Lead Paint, Asbestos Inspections/Testing

We can conduct either a limited or thorough inspection of the home as requested by the client or suggested by us. Depending on the inspection findings, we will recommend the appropriate number and type of samples to be taken and laboratory tested. We will consult and advise the owner through the entire abatement and remediation process.

Commercial Lite

We perform Walk-Through Surveys in accordance with ASTM E-2018 Standard Guide (with exceptions to sections 7, 8, and 9) for commercial properties under three stories tall and residential buildings with four or less units.

Divorce-This-House™ Inpsection

We are a certified Real Estate Collaborative Specialist-Divorce (RCS-D)™ with special inspection training for couples who are in preparation for marital divorce. It is essential that you have your home properly valued so that it does not become a financial burden to either spouse. We can provide expert witness testimony if needed.

 

Pricing

Because of the many types of inspections we perform, there are different pricing formulas that we use.

  • Typically home buyer and seller inspections are based on the type of property and approximate size formula. As more bedrooms or systems are added, the price increases. Our base price for a one bedroom condominium is $325.00; a three bedroom single family home begins at $400.00.
  • Our Energy Audit prices vary according to home size and number of systems.
    • BPI Protocol: $500-$600
    • TB Standard: $350-$400
    • Home Tune-Up: $250-$350
    • Energy Triage: $150
  • Our Air Quality Testing prices depend on the level of inspection required and the types of samples taken for lab testing.
    • Basic Inspection: $150 >
    • Air Samples: $100/cassett
    • Swab Samples: $50/swab-tape

Special Services

BUILDFAX

For those who wish to learn about the home's repair/upgrade history, we offer BUILDFAX a database from which we can pull a list of recorded permits issued to the building. This is an additional fee of $50.

RECALL CHEK

For those who wish to check the reliability of the major consumer appliances (ovens, refrigerators, washers, dryers, etc.), we offer RECALL CHEK; a database for machines that have been recalled by the manufacturers. This is an additional fee of $50.
