At True Blue, we visually inspect the property in great detail in all accessible areas from the roof to the foundation including the utility systems and appliances. For condominiums, this also includes any common areas and systems that are accessible. A combination checklist and narrative report is given to you via print, email or website access. The types of inspections we provide are as follows:

Home Buyer Inspection

Our purpose is to provide the home buyer with information concerning any major and/or collection of minor problems with the house and its systems so they can make a more informed decision about its purchase and price.

Home Seller Inspection

Our purpose is to inform the seller of any major and/or collection of minor problems with the house and its systems, so they may anticipate a similar list from their prospective buyer's inspector. In this way, they can make repairs or improvements as they see fit, adjust the price or feel secure in their position about the condition of the home and its price.

Reverse Mortgage Inspection

We thoroughly inspect the property in all accessible areas as required by the mortgage company. For condominium owners, this may or may not include common areas or systems. Our purpose is to inform the owner and mortgage company alike of any major and/or collection of minor problems with the home and its systems so they may move forward with the mortgage transaction. Under special clause, this inspection can be offered with deferred payment until the mortgage is approved or denied.

E.I.F.S. Inspection

We conduct either a limited or thorough inspection of the E.I.F.S. (exterior insulation foam system) as requested by the owner or buyer with problem areas inspected in detail.

Energy Efficiency Inspection

We conduct a thorough inspection of the building's heating and cooling systems, the insulation systems employed, and window and door conditions. We then advise the owner or buyer on the most effective actions to take to improve the building's energy efficiency.

Mold, Allergen, Radon, Lead Paint, Asbestos Inspections/Testing

We conduct either a limited or thorough inspection of the home as requested by the owner or buyer or suggested by us. Depending on the findings, we will recommend the appropriate number and type of samples to be taken and laboratory tested. For homes with serious problems, we will consult and advise the owner through the entire abatement and remediation process.

Pricing

Because of the many types of inspections we perform, there are different pricing formulas that we use.

  • Typically, home buyer, seller, and reverse mortgage inspections are based on the type of property and approximate size formula. As more bedrooms or systems are added, the price increases. Our base price for a one bedroom condominium is $325.00; a three bedroom single family home begins at $400.00.
  • For the energy efficiency, E.I.F.S., and environmental inspections, we charge $150/hour with samples costing $100/sample for air quality tests and $50/sample for solid materials tests.
